Capital Raising – what do we mean?
Capital Raising – If you own a property outright, if it has increased in value over the years, or if you have repaid some of your initial capital, then there is a great opportunity for capital raising on the said property(s). There are several circumstances that allow for capital raising, for example:
- If you’ve owned a buy to let property for a number of years, it is unencumbered and valued at £200,000 for example, there is potential to raise capital up to 75% LTV. Allowing you to raise £150,000 to reinvest and grow your portfolio.
- If you purchased a property, that you still have equity in, for £100,000, and over the years it has increased in value to £150,000, you can, once again, refinance this to 75% LTV.
- The same can be done for portfolio’s as a whole. If you have invested in various properties over the past X number of years, and the value has risen, you can refinance the portfolio as a whole, as opposed to single properties, providing the potential of a larger amount of capital being raised. For example, if the value of your portfolio has risen from £1m to £1.5 million of the years, it provides a great opportunity to raise substantial levels of capital.
