A Let to Buy mortgage is a powerful strategy that I have helped my clients use to kick start their BTL portfolios.

Essentially you can have your cake and eat it.

For example, I recently had a client come to me looking to start a BTL portfolio. They had some savings and were looking to start investing in property. At the same time, they were considering moving home but felt they had to choose between one or the other. One of the things I suggested they do is look at Let to Buy. This is effectively where you turn your current residential into a BTL and in doing so you can potentially take the new BTL Mortgage up to 75% capital raising on an interest-only basis (depending on rental coverage and existing loan amount).

This then turns the client’s residential property into an income-producing asset whilst potentially raising money in the process. This can allow you to add to your pot for a larger deposit on a new property or even potentially use the funds raised to buy a further BTL.

This can take you from a standing start to beginning your portfolio whilst moving home.
